popcorn ceiling removal in overland park ks

Popcorn ceilings had their moment. That moment was about fifty years ago or so! If your home still has them, you already know they make every room feel older and smaller than it actually is.

Buyers notice them, guests notice them, and once you start noticing them yourself, it is hard to stop.

The good news is that removing them is one of the most impactful upgrades you can make to an older home. The not so good news is that it is also one of the messiest, most labor-intensive jobs in residential painting.

Done wrong, it damages the ceiling underneath and leaves you with a surface that is harder to finish than the texture you started with. Cougar Painting handles popcorn ceiling removal throughout Johnson County and south KC.

Before Anything Gets Wet, There Is One Question to Answer

Homes built before 1978 may have popcorn ceiling texture that contains asbestos. This was a common additive in ceiling texture products during that era and it is not visible to the naked eye. Disturbing asbestos-containing material without proper testing and handling is a serious health risk.

If your home was built before 1978, Cougar Painting strongly recommends having the ceiling texture tested by a certified inspector before any removal work begins. Testing is straightforward and inexpensive relative to the risk of skipping it.

If asbestos is present, the removal process requires licensed abatement professionals, not painters. For homes built after 1978, asbestos is not a concern and the project can move forward without testing.

What the Removal Process Actually Looks Like

The room has to be completely cleared before work begins. Furniture, fixtures, and flooring all need protection because popcorn removal is genuinely messy. The texture comes off wet and heavy and it lands on everything beneath it.

Proper drop cloth coverage across the entire floor and walls is not optional.

The ceiling gets misted with water to soften the texture. How much water and how long it needs to soak depends on what the texture was applied over. Popcorn texture applied directly over drywall tape and compound softens quickly.

Texture applied over a skim coat or painted surface takes longer and requires more moisture to release cleanly.

Once softened, the texture is scraped off in sections using wide scrapers held at a low angle to avoid gouging the ceiling underneath. This is where patience matters. Pushing too hard or moving too fast tears the drywall paper face and creates damage that adds significant repair time to the project.

After the texture is off and the ceiling has dried fully, the surface almost always needs work before it is ready for paint. Gouges, torn paper, uneven compound, and visible seams all need to be skim coated, sanded, and primed. The ceiling you are left with after removal is rarely paint-ready on its own.

The finishing work after removal is what produces a ceiling that actually looks smooth and clean when it is painted.

The Finishing Work Is Half the Job

This is the part that most homeowners do not anticipate going in. Getting the texture off is one thing. Getting the ceiling to a truly smooth, even surface that holds paint well is another.

Cougar Painting skim coats the entire ceiling after removal, not just the damaged spots. Spot patching a ceiling that was covered in texture for decades rarely produces a uniform result because the surrounding surface has its own irregularities that become visible once the texture is gone.

A full skim coat levels everything out and gives you a surface that paints cleanly and looks the way a smooth ceiling is supposed to look.

After skim coating comes sanding, priming, and paint. The primer step is not skippable. Bare drywall compound and repaired areas absorb paint unevenly without it, and the result is a finished ceiling with sheen variation that is visible under any overhead light.

What You End Up With

A smooth ceiling changes a room more than most people expect before they have seen it. Rooms feel taller. Light bounces differently. The whole space looks more current and more finished without changing a single other thing about it.

For homeowners in Overland Park and Johnson County who are thinking about selling, smooth ceilings remove an objection that buyers raise consistently when touring homes with original popcorn texture. For homeowners who are staying put, it is simply a long overdue upgrade that makes the home more enjoyable to live in every single day.
